Duties of the Board Positions

President:  Oversee the Board; coordinate with Greater RRA on compliance issues; address resident phone calls on neighborhood issues, etc. 

Vice-President:  Assist the President on carrying out the duties of the Board; appoint a Yard Award Committee. 

Treasurer:  Recommend annual dues structure; pay expenses of the RTOA; collect dues from homeowners, etc.

Secretary:  Write the newsletters; record the minutes of all meetings; maintain the resident phone and email listings; write non-compliance letters.

Member-at-Large:  Arrange the neighborhood socials and perform other tasks as asked by the President. 

 

The Riverchase Townhome Association

Why do we have an association?  What are its powers?

The following comes from the Articles of Incorporation of the Riverchase Townhome Owners Association, Inc.  While it is not an all-inclusive listing, it does address the major duties and responsibilities of our Townhome Association.

  • To own, acquire, operate and maintain certain common areas located in the Riverchase Townhome community.
  • To perform and carry out the acts and duties incident to the administration, operation, and management of said areas. 
  • To seek contributions from its Members and to expend the proceeds of such assessments and charges for the benefit of its Members.
  • To contract with others to provide services and benefits.
  • To enforce by legal action suits on behalf of the association.
  • To make, establish, and enforce rules and regulations governing the use of the common areas.
  • To maintain, repair, replace and operate those portions of the property that the Association has the right and duty to maintain.
  • To purchase insurance upon the Open Spaces for the protection of the Association and its members.

What does the Board of Directors do?  What are its powers?

The following comes from the by-laws of the Riverchase Townhome Owners Association, Inc.  While it is not an all-inclusive listing, it does address the major duties and responsibilities of the Board.

  • To call special meetings of the Members whenever it deems necessary.
  • To establish, levy, assess and collect the assessments and charges set forth in Article III (Membership). 
  • To adopt and establish rules and regulations governing the use of the common areas.
  • To exercise for the Association all powers, duties and authorities vested in or delegated to the Association (see the duties listed above). 
  • To keep a complete record of all its acts and corporate affairs.
  • To obtain and maintain a liability insurance policy for the protection of the Association covering the Common Areas.

 

Our townhome owners currently elects board members to serve a two-year term.  It is desirable that all members of our townhome community seek to serve on the board at least once.  The time commitment is minimal, but the collective effort of all the Board Members allows for the execution of the duties and responsibilities of our Association.
